$37.74 to $41.02 per hour

Position Purpose

Under the direction of the Supervisor, Maintenance & Operations assists with maintaining a safe and hazard-free environment for staff and visitors of the assigned facility by performing and supervising scheduled and unscheduled maintenance on mechanical, electrical, HVAC, and life safety systems in accordance with divisional policies and procedures. Monitors and provides work direction of mechanical and electrical staff.

Major Responsibilities

•Assigns tasks, provides work direction and instructions to Building Operators and Maintenance staff; monitors work progress; updates the Supervisor on work concerns.
•Provides updates to the Supervisor on issues regarding facility maintenance, facility operations or projects.
•Assists with the development and maintenance of operating procedures on boilers, chillers, cooling towers, pumps, diesel generator, air handling units, water softeners, etc.
•Maintains and updates the computerized preventative maintenance program, monitors scheduled and unscheduled maintenance and tenant requests.
•Provides reports on the progress of contracted services and projects, as required.
•Utilizes environmental test equipment such as Digital Temperature/Humidity/Air Velocity Meters, CO2, multi-gas monitors, and chemical supplies in a safe manner, according to all manufacturers’ directions; reports malfunctions or problems immediately to the Supervisor to ensure prompt action.
•Retains and supervises contractors hired to perform inspections on a service contract or demand basis; reviews maintenance costs relative to replacement costs and recommends repair/replacement of equipment.
•Ensures contracted work is carried out according to contractual agreements.
•Responds to internal and external inquiries or concerns as required.
•Receives and responds to tenant complaints; informs the Supervisor of potential problems regarding the facility.
•Performs on-call duties as assigned.
•Performs other duties as assigned to meet Branch and Department objectives.


•Secondary School Graduation Diploma and completion of Building & Environmental Systems Level I & II or equivalent combination of education and experience in a building related trades qualification certification such as Electrician, Plumber, HVAC Technician.
•Three to five (3-5) years related experience with responsibilities for providing work direction, and project leadership.
•Maintenance experience in a building of at least 350,000 sq. ft and experience in utilizing direct digital control to operate and maintain the following equipment (air handling units, centrifugal chillers, computerized energy management lighting controls, diesel generators, gas fired hot water boilers, heating, ventilation and air conditioning equipment, pumps, three phase power distribution and uninterrupted power supply and related equipment.
•Knowledge of all facets of building operations and maintenance.
•Satisfactory completion of a Confidential Personal History Check.
